Keeper of the House

WE ARE NOT CURRENTLY ACCEPTING APPLICATIONS FOR THIS ROLE

The Role

Overview: This role is all about helping people feel comfortable, welcome, and enabled to use our meeting rooms, coworking space, coliving suites, and the amenities we offer. That means also keeping “the house” attractive, clean, and functional. You’ll swap seasonal décor, restock snacks, wash and fold hand towels, change light bulbs, refill hand soap, take out the trash, and more. You’ll help people book and change appointments, answer questions, and resolve issues. You’ll do “make-readies” for guest suites. You’ll work on-site and do a wide range of things.

You’ll interact with members of our coworking community and visitors (guests), like people staying in a coliving suite, in for a tour, or here to use a meeting room.

Cowork Frederick functions as a community space, not a service provider and, in many ways, the person in this role is a member of that community, participating with other members in keeping the space going. You are not here to pick up after members; you’re here to make sure they have what they need to take care of themselves, each other, and the space.

For guests, the role is more hospitality/service-oriented, focused on making sure they are well-cared for, that the spaces they will use are “just so” when they arrive, that we have communicated well, and are responsive to their needs.

Ideal Candidate: You might be an ideal candidate for this job if:

  • you are detail-oriented, outgoing and friendly, eager to serve, and a skilled problem solver;
  • you can skillfully enable others to handle things themselves rather than doing them for them;
  • can deal with a wide range of personalities;
  • can think ahead, see potential scheduling or other conflicts, and manage them;
  • you have (nearly) endless patience and energy (this is a very fulfilling, but demanding job);
  • can be relied upon to consistently perform tasks, defined and undefined, to achieve goals;
  • you might have a business of your own, or have plans to start one and would value being part of our coworking community.

Desired Education / Experience: We’re open to applicants with a wide range of work or volunteer experience, but at least some of it should be customer-facing, with responsibilities similar to those described above. Examples include working events, bartending, small shop retail sales (which goes beyond being a cashier), or waiting tables. Applicants must have a High School diploma. Additional education is a plus, but is not required.

Prerequisite Skills: You must have basic computer skills, excellent communication skills, speak English fluently, be able to work independently (once given direction), and effectively manage your time to complete tasks.

Important Note: This role requires lifting and stacking chairs, lifting and moving tables that weigh up to 30 pounds, getting on a step stool or ladder to reach things, and other physical activities. Please do not apply if you are not willing or able to do such things.

Responsibilities

Routine Tasks: Because this role requires addressing the needs of a wide variety of people and solving problems that may arise, not all tasks can be predicted. The following lists are meant to provide a sense of the routine tasks.

Meeting Rooms

  • Answer questions and assist people with scheduling, changing, or cancelling reservations
  • Make sure meeting rooms are clean, set up properly, and ready for scheduled meetings
  • Handle all communication about the reservation before and during a meeting room reservation
  • Greet meeting room attendees and help them get settled in
  • Help meeting room attendees with connecting to audio/visual equipment
  • Pick up lunch for meeting room attendees (a service we offer, walking distance)
  • Clean up after meetings are over (so the room is ready for the next meeting)

Coworking Space

  • Change décor with the seasons (ideally, getting members of Cowork Frederick to help)
  • Water and otherwise tend to plants
  • Restock snacks, drinks, paper towels, soap, etc. in the break rooms and restrooms
  • Put out fresh snacks (veggie trays, fruit, etc.)
  • Machine wash and fold hand towels
  • Greet Day Pass guests and help them get settled in
  • Give tours
  • Empty trash, recycle, and compost cans from break rooms into large bins outside
  • Tidy the place as needed

Coliving Guest Suites

  • Answer questions and assist people with scheduling, changing, or cancelling reservations
  • Handle all communication about space, check-ins, etc. before and during a guest stay
  • Wash sheets and towels
  • Do “make readies” (clean, restock, etc.) between stays
  • Write reviews for guest stays

Other / General Tasks

  • Assist with other operational tasks, as needed/requested
  • Address problems – by solving them yourself or bringing them to the owner’s attention
  • Answer phone calls and emails
  • Anything you see that’s needed: Change a light bulb, straighten a picture, clean a toilet, etc.

Time Commitment

Work Schedule: You’ll work 30 to 40 hours a week, on-site. Your regular schedule will be 8 am to 3 pm, Monday through Friday, with up to one hour of paid break time. You may occasionally need to come in earlier or stay later. Rarely, you may need to work on a weekend.

Holidays & PTO: We are closed on the following holidays: New Year’s Day, Thanksgiving Day (and the day after), Christmas Day (and Christmas Eve). You will have those days off and be paid according to your usual work schedule. You may take time off on other federally observed holidays, unpaid, or paid using your PTO. PTO accrues based on your hours worked. For a full-time employee, that equates to roughly 100 hours the first year, and 120 hours the second year of your employment.

Benefits & Pay

Starting Pay: $22/hour + quarterly bonuses of up to $500, based on performance. Raises are given annually based on performance.

Benefits: This job comes with the following benefits, some of which we provide and some of which the State of Maryland provides (through us):

  • Paid Holidays: New Year’s Day, Thanksgiving Day (and the day after), Christmas Day (and Christmas Eve). You will have those days off and will be paid according to your usual schedule for those days.
  • PTO: Paid personal/vacation/ sick time off, accrued based on hours worked. For a full-time employee, that equates to roughly 100 hours the first year of employment.
  • Education Reimbursement: Up to $1000 reimbursed each year for completed education/training.
  • Healthy Living Reimbursement: Up to $100 reimbursed each month for health-related expenses (insurance, doctor/dentist visits, gym memberships, massages, therapists, and such).

Other Perks: In addition, working with us comes with these benefits:

  • Access to an amazing community of small biz owners and remote workers – a built-in and strong “network” you can tap into
  • Access to free or discounted educational and social events hosted by Cowork Frederick or its members
  • Access to the Cowork Frederick coworking space from 7 am to 10 pm, seven days a week – to work on your own projects
  • Lifetime membership to Cowork Frederick (if you work for us for at least 24 consecutive months)

Notes: For clarity, we want you to know the following are not provided:

  • Parking – We do not have parking for employee cars. We encourage you to bike, walk, carpool, or take a bus. Frederick County Transit offers free public transportation. If you opt to drive to work, we recommend getting a monthly pass to a City of Frederick parking garage. There are two within about a block of our location. There is also metered street parking (or non-metered 4-5 blocks away). We do not reimburse for the cost of parking a vehicle.
  • Health Insurance – Our budget does not allow us to provide insurance. Health insurance – and maybe assistance in paying for it can be obtained through the “Maryland Health Connection“.
  • Retirement Savings – As required by law, you can have funds deducted from your wages and deposited into a retirement savings account through the MarylandSaves Retirement Program. We do not offer a 401k and do not match funds you invest in any account of your own.
